Full-building hardwood installation
Who installs hardwood flooring for an entire residential building in New York City?
Arpa Flooring Design supplies, installs and finishes hardwood in every unit of a building, coordinating delivery, acclimation and phased floor-by-floor turnover with the general contractor. We have completed full-building installations at more than 50 residential and commercial buildings across Manhattan, Brooklyn, Queens, the Bronx and Jersey City.
- Typical project size
- 40–400 units
- Coordination
- Direct with GC and construction manager
- Substrate
- Concrete slab, plywood, gypcrete
- Documentation
- Moisture logs, MC readings, per-unit sign-off
A full-building package is a logistics job as much as a flooring job. Material for 200 units does not fit on a job site, so delivery is staged against the GC's turnover schedule rather than dumped at the start.
Wood is acclimated on site before a single board goes down. We log ambient temperature, relative humidity and moisture content of both the subfloor and the flooring, and we do not start until the readings sit inside NWFA tolerance. This is the step that prevents the gapping and cupping that shows up eight months after closing.
Subfloor flatness is verified per unit, not per floor. High-rise concrete slabs are rarely within tolerance out of the gate, and self-leveling is priced into the package instead of appearing as a change order in month three.
Punch list and repairs are handled by the same crew that installed. There is no handoff to a subcontractor who has never seen the building.
